Legal Corner: Price Gouging & Integrity Wins

Agents were reminded to cancel listing agreements in writing, with a paper trail, if a landlord wants to violate rent control laws.

Case Study:
An agent refused to participate in raising rent from $3,500 to $7,000 post-fire. Though the owner relisted with another agent, our KW agent got a notice because their MLS ID was still visible. But because they had backed out ethically and clearly, KW Pasadena was protected.

Big Win:
Another agent refused to solicit a listing, from someone already under contract with another realtor, and that seller later offered them their entire portfolio.

Questions Answered:

  • Q: What should I do if a landlord wants to raise rent illegally?
    A: Cancel in writing, document the conversation, and walk away. Integrity matters.

  • Q: What if someone with an active listing wants to work with me?
    A: Kindly decline. The right people will come back to you.

Eaton Fire Leases: Proceed with Caution

If a property was near the Eaton Canyon fires, it may still contain toxins, smoke, or lead residue — even if it looks untouched.

⚠️ California law does not allow tenants to waive habitability rights.

Q: Can a tenant sign a release saying they’re okay with it?
A: Legally unenforceable. Don’t do it.

Q: What can I do instead?
A: Call Gabe and Ken to talk about each case.
