OFFICE SUCESSES JULY
Surging Through the Slowdown: Why Keller Williams Pasadena Is Outperforming in a Cooling Market
By Keller Williams Pasadena Editorial Team
August 2025
In a market that continues to shift under the weight of economic uncertainty, rising interest rates, and cautious consumer behavior, the real estate industry has begun to bifurcate. Many brokerages are tightening their belts, reporting declines in key performance metrics, and preparing for what could be a lean close to 2025.
But one office is not following the trend.
Keller Williams Realty Pasadena is not only weathering the storm — it is thriving in it.
In July 2025, while the broader CRMLS and surrounding local cities saw noticeable declines in listings taken, contracts written, and closed sales, the Pasadena office posted staggering gains across nearly every major performance category. The data doesn’t just reflect competence — it reflects momentum, leadership, and a culture that’s built for resilience.
“We’re not playing defense,” said Team Leader Gabriel Perez. “We’re running our plays, staying consistent, and growing our impact.”
This isn’t just an internal sentiment. The numbers speak for themselves.
Congratulations to the Professionals Leading the Way
To every Keller Williams Realty Pasadena Real Estate Agent who picked up the phone, held the open house, wrote the tough offer, and stayed in the game this July: you’re the reason these numbers exist.
This office is winning not because of trends — but because of you.
Listings Taken: A Market-Defying Jump
The broader CRMLS experienced a -8.03% drop in Listings Taken Volume from June to July, a clear indicator of sellers stepping back amidst shifting headlines and hesitant buyers. Local cities fared worse, plummeting -15%.
But KW Pasadena posted a 9.80% increase over the same period.
That’s not just surviving the market. That’s outrunning it.
Agents in the Pasadena office managed to attract and convert sellers in a month where most brokers were fighting inertia. This performance doesn’t happen through luck — it’s the product of coaching, preparation, and agents who understand that real estate is a contact sport, even in a headwind.
“In this environment, you can’t fake consistency. You either show up every day or the market eats you alive.”
Contract Volume: Writing at Scale
One of the most striking figures in the July report was in Contracts Written — specifically on the list side.
While the CRMLS showed a modest 6.73% increase over the past 12 months, and local cities moved by just 0.79%, the Pasadena office posted a commanding 34.34% year-over-year gain in written volume. Units followed the same trend: up 22.40% in a 12-month period, far surpassing the 1.28% gain seen across the CRMLS.
This is not just a blip. This is a sustained pattern of agents building robust pipelines, maintaining lead generation habits, and executing their listing and buyer presentations with polish.
In a landscape where many agents are seeing pipeline shrinkage, KW Pasadena’s growth is structural.
Closed Production: Conversion Is the Name of the Game
July wasn’t just a month of writing contracts — it was a month of closing them.
The Pasadena office saw a 71.17% month-over-month increase in total closed volume, outperforming the CRMLS average of 3.34% by more than 2,000%. Over a 12-month period, total volume is up 33.61%, even as some surrounding cities saw declines.
And it doesn’t stop at volume. The total units closed rose 78.26% from June to July alone — an astonishing pace of transaction growth in a month where many brokerages were simply trying to match last year’s numbers.
“When other offices slow down, we double down,” said Brian Parsons, a veteran agent in the Pasadena office. “Because the market always rewards focus.”
This wasn’t just a one-sided showing. On the sell side, the Pasadena office posted a 148.80% year-over-year gain in volume and an 88.89% gain in units — compared to a drop in both categories for local cities. That performance speaks to a mastery of both inventory acquisition and client trust.
Culture and Coaching Drive Results
One of the more subtle — but powerful — metrics in the July data was the surge in agents actively in production. KW Pasadena increased producing agents by 42.11% month over month, and 50% compared to the same time last year. In contrast, the CRMLS saw only a 3.09% month-over-month increase, and local cities actually lost ground.
This isn’t just a recruitment story. It’s a retention and activation story.
“Our focus isn’t just on bringing in agents — it’s on building businesses,” said Gabriel Perez. “When someone joins this office, we have one mission: to help them win.”
It’s a mission that includes daily lead generation labs, one-on-one productivity coaching, contract clinics, and a leadership team that doesn’t just track numbers — they help agents move them.
There is also a palpable sense of camaraderie in the office, where seasoned producers mentor newer agents, and success is celebrated both loudly and often. That level of collaboration isn’t common in many brokerages, particularly in challenging markets. But it is part of the DNA at Keller Williams Pasadena.
Why This Matters for the Second Half of 2025
With inventory tightening and interest rates likely to remain elevated through Q4, it’s likely that real estate professionals will face increasing pressure to differentiate themselves.
Some will blame the market.
Some will retreat.
And some, like the agents at Keller Williams Pasadena, will continue to thrive.
“This is where the separation happens,” said Ken Parsons. “This is where agents decide if they’re going to be reactiv or proactive.”
The Pasadena office’s performance is a living case study in what happens when a brokerage chooses to lean into skill-building, accountability, and culture — instead of relying on luck or market momentum.
